The Club Las Calas Resales Programme

In theory, all apartments at Las Calas are fully “sold out”. However, it is relatively easy to become a Member of the Club, because there is a small but regular stream of apartment weeks available for purchase through the Club Las Calas Resales Programme. These apartment weeks become available from two main sources:

  • Owners, who decide to sell their weeks because of changed family circumstances or because Timeshare holidays no longer suit their lifestyle;
  • The Club, which, having cancelled the Membership of Owners who have defaulted (at least twice) on payment of their Annual Maintenance Fees, sells the associated apartment weeks as a means of recouping the debt to the Club.

The result is that, at any one time, there are usually apartment weeks for sale in each of the different types of apartment and in all parts of the resort. These weeks between them offer occupancy covering most times of the year.

There are two ways to access the Resales Programme:

  • The first way is via the small, on-site sales team at Club Las Calas. In accordance with the strict instructions of the Las Calas Committee, this is a discreet operation, which involves no high-pressure selling. Indeed, the success of the on-site sales programme is largely due to the fact that potential purchasers have already experienced the excellent facilities and wonderful atmosphere of the resort, often by renting apartments weeks through the Las Calas Rentals Programme.
  • The second way is to contact the Club’s management company – Resort Solutions Limited - at their UK offices at Market Harborough. Simply telephone +44 (0) 1858 431160 and ask for Las Calas Resales.

Current Prices

Because the Las Calas sales Programme is low key and does not incur large marketing costs, the prices for apartment weeks are surprisingly modest. The table below shows the guide purchase prices [Notes 1, 2] for weeks in each of the different types of apartment throughout the calendar year:

    1. Prices include all sales commissions and legal fees.
    2. At the vendor’s request, weeks are sometimes offered at reduced prices.
    3. The first figure denotes the maximum number of adult guests who can occupy an apartment [including those sleeping on sofa-beds]; the second is the number with private sleeping arrangements [i.e. beds in a bedroom].

All apartment week sales made through the Club Las Calas Resales Programme are governed by the European Timeshare Directive, as enacted into UK and Spanish Law. No cash deposits are required and a “cooling off” period is mandated, before any sales contract can be signed. The sales procedures also conform to the Code of Practice of the Organisation for Timeshare in Europe [OTE]. For these reasons, the Committee and Management of Club Las Calas firmly believe that the Resales Programme represents the safest and most cost-effective way to become a Las Calas Owner.

Payment for the purchase of an apartment week may be made all in one go or, alternatively, may be spread over a period of up to six months. However, this is only permitted where acceptable arrangements are made by the purchaser for Direct Debit or Standing Order payments.

Once the full price has been paid, the new Owner will be issued with a Club Las Calas Membership Certificate for each apartment week purchased. These certificates are uniquely numbered and are valid for the lifetime of the Club.

The only other thing that a new Owner might wish to do is to join a Timeshare exchange organisation – such as RCI – in order to be able to swap their Las Calas weeks for holidays at other resorts.

Other Ways to Purchase Apartment Weeks at Club Las Calas

In addition to selling apartment weeks through the Resales Programme, existing Club Las Calas Owners can choose to make private sales, which may be by word of mouth or via advertisements placed in local or national newspapers or magazines. These sales therefore offer another opportunity for new Owners to purchase weeks at Las Calas. The price of an apartment week bought in this manner will be determined by the vendor but may be negotiable. However, sales made in this way are not covered by the European Timeshare Directive.

Existing Owners may also place their weeks with Timeshare resales companies, either as a means of making a straight sale or as part-exchange for new week at another resort. Such resale companies will thereafter offer these weeks for sale on the open market, by advertising them in the press or on the Internet. However, since resale companies may have held weeks for some time and will be seeking to recoup the investment in marketing they have made over that period, the prices they demand are, in general, significantly higher than those which Las Calas charges through its Resales Programme. In addition, not all resale companies are members of OTE and nor do they all abide by the OTE Code of Practice.

Rentals at Club Las Calas

For a variety of reasons, Club Las Calas Owners may not always wish (or be able) to occupy their own apartment weeks every year. Where an Owner cannot use his or her week(s), he or she has a number of options, including:

  • Doing nothing, with the result that the apartment will (effectively) remain unoccupied for the week(s) concerned;
  • “Banking” the weeks with an exchange organisation with a view to making a Timeshare exchange at some time in the future;
  • Renting out the week and thus recouping some (indeed, usually all) of the associated Maintenance Fees.

Some Las Calas Members rent out their weeks through private arrangements with friends and acquaintances. However, many Owners offer their weeks through the Club Las Calas Rentals Programme, which is run by Resort Solutions Limited on behalf of the Club.

For Members and non-Members alike, renting weeks at Club Las Calas could not be easier! Simply call Resort Solutions Limited at their UK offices at Market Harborough, Leicestershire, on telephone number +44 (0) 1858 431160 and ask for Las Calas Rentals. The operator will advise the availability of weeks in the different types of apartment at the time of year desired and, if these match your requirements, can take a booking on the spot. Prices are very reasonable and work out at less than £100 per person per week (based on four persons sharing a one bedroom apartment).

Once payment has been made in full (by cheque or credit card) the booking will be confirmed and a welcome letter despatched, containing instructions on how to get to Club Las Calas together with the latest information about the resort. All you have to do yourself is to arrange your flight(s) to Lanzarote. However, here too the Resort Solutions staff, in conjunction with RCI, can offer help and advice.
